The Challenge
Just moments from Lake Macquarie and Warners Bay Boulevarde, this immaculate property was launched just before Christmas 2022. The Vendor was on a tight timeline due to being committed elsewhere. For them, it was all on the line, they had already stretched out the settlement on their purchase and they stood to lose their 10% deposit if they couldn't settle by the end of February.
The Solution
Property preparation was key, the Owners worked tirelessly to prepare the property for sale.
The staging was done by Newcastle Property Staging and was flawless. The fresh plants gave the sense of the home being lived in and overall it felt spacious and high end.
Our marketing strategy was to showcase the lifestyle and this was done through photography and video, showing the property's best features including it's proximity to the Lake and the gorgeous swimming pool and entertaining area.
We launched with the listed price as 'Contact Agent' and the price guide was $1.65m - $1.72m.
The property saw a significant amount of interest initially, feedback on the price was around $1.5m.
The Result
In early January, through private negotiations we were able to extract several offers and ended up accepting a cash offer at $1.65m, some $150,000 higher than the next buyer.
The Owners were ecstatic with the outcome. This sale was a record in the street and testament to a brilliant relationship between Vendor and Agent.
